HOW TO APPLY FOR A HABITAT HOME

Home Application Period

Ministry Statement
Habitat for Humanity of Shawnee, Inc. is an affiliate of Habitat for Humanity International, a nonprofit housing ministry based on Christian principles. We welcome those of any faith - or no faith - to join in the work of building simple, decent, safe and affordable houses in partnership with God's people in need.

Applications for Habitat Partner Families are welcome from persons of any faith or no faith. Habitat Partner Families help build their homes with community volunteers and purchase the homes through zero-interest, no-profit home mortgages.

Applications will only be distributed and completed applications will only be accepted during these dates:

The 2007 Application Period is April 25 to May 25.
The application period ends May 25, 4 p.m., 2007.

Application Requirements

There are four basic requirements to apply.

1    Shawnee Resident
Must live in the city limits of Shawnee, OK

2    Need

    A   Insufficient Income for Home Loan
    Conventional and government-assisted loan programs for low-income home buyers require applicants to have a minimum total gross family income over 50% of the current Median Family Income (MFI) for their area.

    Habitat of Shawnee considers applicants with lower incomes who still have the ability to make low cost, zero-interest home mortgage payments.

    Therefore, Habitat of Shawnee considers applicants with total gross annual household incomes in these ranges:

    *Habitat for Humanity of Shawnee income levels are based on the current MFI of Shawnee, OK.
    -Minimum levels are calculated at 25% of the MFI.
    -Maximum income levels are calculated at 50% MFI.
    -Levels are approximate and subject to change.

    B.  Excessive Current Housing Costs
    An applicant's current housing costs may be considered excessive if:

    • Combined housing and utility costs exceed 30% of total gross family income.
    • Government subsidy is needed to make housing payment.
    • Cost is less than 30% of income, but applicant has extraordinary family expenses such as medical expenses.


    C.  Current Housing is Inadequate
    An applicant's current housing may be considered inadequate if it has:

    • Structural, water, electrical, sewage, and/or heating problems and/or it fails to meet city property maintenance standards.
    • Inadequate number of bedrooms based on number, age, and gender of children and/or dependent adults.
    • Accessibility problems for family member(s) with handicap.


    Applicants must agree to a Home Visit by the Habitat Family Selection Committee to determine the level of inadequacy of applicant's current housing.
     

3.  Ability to Pay
Habitat of Shawnee considers several factors to determine an applicant's ability to purchase a Habitat home, which will include the following costs:
  • Down Payment:  $100  (Paid before construction contractor begins work)
  • Closing Costs:  $750 - $1,000 approx. (Paid at time of home purchase)
  • Monthly House Payment:  based on a 20 year zero-interest mortgage + taxes and insurance.  (Est. monthly payment on a 3 bedroom home is $325.  More bedrooms will increase cost).
To determine an applicant's ability to pay, Habitat considers the following factors:
  • Does applicant meet the minimum total gross annual family household income?
  • Are sources of income paid on a regular basis?
  • Does applicant have excessive long-term debt, which will require more than 10 months to pay off?
Applicants are required to provide full and open disclosure of their financial situation by signing consent forms for Habitat to obtain a Credit Bureau check and to otherwise verify:
  • Earned and other income
  • Checking and savings account balances
  • Payment history for housing, utilities, creditors, etc.


4.   Partnership Commitment

A.   Sweat Equity: PArtner families must agree to complete 400 hours of "Sweat Equity" before purchasing the home.  Sweat Equity includes construction work on or in support of, Habitat homes.  The "Sweat Equity" policy is included with the application.

B.    Homeownership Education:  Partner families must agree to participate in Habitat Home-owner education before and after buying home.

C.   Homeowner Responsibilities:  After purchasing the home, Habitat Partner Families become responsible for:

  • Making on time payments.
  • Home repair and maintenance costs.
Family Selection Process
To be eligible to apply, an applicant must meet the basic application requirements outlined in this brochure.

Due to limited funds and other resources, Habitat for Humanity of Shawnee cannot select all applicants to be a Habitat Partner Family / Homeowner. 

All applicants will be notified within 30 days of receipt of their application as to whether or not they are eligible for further consideration. 

The Family Selection Committee will utilize objective scoring criteria in determining which, if any, of the eligible applicants will be selected as a Habitat Partner Family during any given Application Period. 

The Partner Family selection process may take up to six months from time of application to time of final selection of a Habitat Partner Family from the eligible applications submitted during an application period. 

Construction of a Habitat home may take up to two years after selection

Habitat For Humanity of Shawnee, Inc.
